About Our Roofing Service in Athens
Athens sits along the Hocking River in southeastern Ohio, about 65 miles southeast of Columbus. Athens is the seat of Athens County, with roughly 24,000 residents. US Route 33 and US Route 50 both run through the area, and State Route 32 cuts through the southern part of the county.
Athens is built into the hills of Appalachian Ohio, with neighborhoods stacked up the slopes around a valley center. Our crews work the residential streets across the East Side and West Side and the older homes uptown. We also cover the Mill-Stewart-Palmer area just east of the Ohio University campus and the residential blocks farther out toward The Plains and the wider county. The hilly terrain means access and staging vary from one street to the next, which we plan for during the inspection.
Platinum keeps every Athens project in-house. The owner or one of our sales reps handles the inspection and estimate in person. The install work itself is done by our Amish roofing crews. The same Platinum team that starts your project finishes it. There is no third-party labor, no satellite-imagery estimates, and no surprise contractors showing up at your home. Platinum Home Exteriors is licensed in West Virginia under license #WV060956 and stands behind every job with our Industry Leading Craftsmanship Warranty. GAF backs every shingle we install under their manufacturer warranty. Ohio licensing documentation is available to homeowners on request.

Severe Weather and Roofing in the Athens Area
Athens is covered by the National Weather Service Charleston, West Virginia forecast office. Tornadoes are rare in this part of southeastern Ohio. Per the NWS Charleston damage survey, the August 2023 event was only the seventh documented tornado in Athens County and the first since 2018. When severe weather does come through, the hilly terrain channels wind in ways that can concentrate damage on specific ridgelines.
August 12, 2023. An EF1 tornado touched down southeast of Athens at 7:33 PM, with peak winds of 100 mph. The path started near Angel Ridge Road, tracked east-northeast across Gura Road, Long Run Road, and North Coolville Ridge Road, and lifted past Kincade Road. The total path length was 2.33 miles, with a maximum width of 300 yards. The worst damage occurred in a 300-yard-wide swath along Long Run Road. Damage was limited to snapped and uprooted trees and several snapped power poles.
September 16, 2010. A tornado was confirmed about four miles south of Nelsonville in Athens County. Along the same storm track, a strong downburst developed to the southeast. Near The Plains, winds reached around 100 mph. Near Athens itself, winds ran from 80 to 100 mph in the downburst zone.
The 2023 EF1 was only the seventh confirmed tornado in Athens County going back through the NWS record. Most Athens roof work comes from a different source entirely. We see the residue of long Appalachian winters, hill-channeled wind events that didn't generate a warning, and decades of moisture exposure on slopes where drainage is complicated.

Older Homes and Roof Conditions in Athens
Athens was settled in 1797 and incorporated as a village in 1811. Ohio University, chartered in 1804, is the oldest institution of higher learning in the Northwest Territory. The Athens Downtown Historic District covers North Court Street and the surrounding blocks, with 88 contributing buildings ranging in age from the 1850s through the early 1920s. Many of the residential homes uptown and along the East Side date to that same period.
Athens has an additional complication that most Ohio Valley cities don't share: a substantial portion of the older homes here have been converted, over the decades, into student rentals for Ohio University. That changes what we find during tear-off. Layers of older shingles stacked from cycles of cost-conscious re-roof jobs are common. Soft spots at the eaves and around dormers often trace back to gutter and flashing work that was deferred during the rental years. Decking that has held up for a century or more is sometimes hidden under layers nobody on the property has ever looked at.

When we replace an Athens roof, the whole assembly comes off down to bare wood. We don't lay new shingles over an existing layer. The reasons line up the same way every time. The framing on an 1890s or 1910s home was sized for a single layer of shingles. Layer-overs hide rot. Layer-overs void the new shingle manufacturer warranty. And the wind resistance of a layered roof is materially lower than a properly torn-off install, which is worth attention on the ridge-exposed homes in the Athens hills.

Permits and Inspections in Athens
Permits inside the City of Athens are handled by the Office of Code Enforcement and Community Development at 28 Curran Drive, Athens, OH 45701. Reach the office at (740) 592-3306. Hours are Monday through Friday, 8:00 AM to 4:00 PM.
On any Athens project that needs a permit, Platinum handles the paperwork. Nothing about the permit ends up on your plate. After the install, the city inspector closes the permit out. We give you the final paperwork, which is what matters for any future insurance claim, refinance, or home sale.
Athens County itself has not adopted county-wide zoning regulations, so outside Athens city limits the requirements come down to subdivision and floodplain rules administered by the County Planner. We confirm jurisdiction before any work starts and file with the appropriate office, whether that is the city or the county.
How a Athens Roof Job Works
Initial inspection
Steve Yoder, the owner, or a sales rep does the inspection in person at your home. We take all measurements at the property, never from satellite images.
Written estimate
Your written estimate breaks out material costs and labor line by line, at a fixed price. We call before doing any work outside the original scope if unexpected conditions turn up during the project.
Permit filing
Platinum files the permit when one is required — with the City of Athens for in-city work, or by confirming jurisdiction with the Athens County Planner for properties outside city limits. No paperwork on your end.
Installation
Our Amish crews are on site with the inspection notes and measurements from the estimate visit. Flashing is custom-cut at the property to match the roof. Every replacement starts with a full tear-off to bare deck.
Final cleanup and city inspection
Our Amish crews are on site with the inspection notes and measurements from the estimate visit. Flashing is custom-cut at the property to match the roof. Every replacement starts with a full tear-off to bare deck.
