Severe Weather and Roofing in the Zanesville Area
Tornado activity in Muskingum County has historically run below the Ohio state average. That changed during the 2024 storm season, when at least three confirmed tornadoes hit the county within a 65-day window.
June 6, 2024. An EF2 tornado struck the Village of Frazeysburg in Muskingum County just after midnight, with maximum sustained winds of 130 mph. The Muskingum County Emergency Management Agency reported extensive structural damage in Frazeysburg. Nine people were injured, and five required treatment at a Zanesville hospital. The county set up a shelter at a school at 120 East Main Street.
April 2, 2024. An EF1 tornado touched down at 8:32 PM north of Zanesville. The tornado began at Parr Airport, where a hangar collapsed and tied-down aircraft were thrown out of position. It traveled 8.25 miles with peak winds of 90 mph. The same parent circulation produced a second tornado, an EF0, in central Muskingum County, with roof damage to outbuildings reported along Bethel Road and New Hope Road.
Tornadoes like the 2024 Frazeysburg EF2 stand out because they are rare. The roofs we replace in Zanesville more often need work because of cumulative damage from regular weather. Older Homes and Roof Conditions in Zanesville
Zanesville was founded in 1800 and served briefly as the Ohio state capital from 1810 to 1812. A real portion of the city's housing predates not just World War II but the Civil War. Houses in the downtown core, along Main Street, and in the Brighton-Dryden and Fairmont Avenue historic districts often date to the late 1800s or early 1900s. The Muskingum County Courthouse at 4th and Main was built in 1870, and much of downtown went up around the same era.
Many of Zanesville's older homes have been re-roofed three, four, or five times since they were built. Each replacement left the previous layer in place, which is why a tear-off on a Main Street or Brighton-Dryden home often reveals two or three layers of shingles stacked on top of one another. The original wood decking sits underneath, in most cases untouched since the home was framed. Moisture that worked through over the decades settles at the eaves, around chimney bases, and along valley runs, leaving rot we need to address before the new roof goes on.

On every Zanesville project, we tear off down to the deck. Layering new shingles over old ones is something we won't do, no matter what the existing roof looks like from the street. There are concrete reasons. Old framing wasn't built to hold two or three layers of shingles. Rot stays hidden under the existing layers. Manufacturers void their warranty on layered installations. And the new roof has less wind resistance than a properly torn-off install, which matters more than it used to after Muskingum County saw three confirmed tornadoes during 2024 alone, including the EF2 in Frazeysburg.

Permits and Inspections in Zanesville
For properties inside Zanesville city limits, roof permits are handled by the City of Zanesville Building & Code Enforcement office at 401 Market Street, Room 227. The office phone is (740) 617-4890, and hours are Monday through Friday, 7:30 AM to 4:30 PM.

After the install is complete, the responsible jurisdiction performs a final inspection to close the permit out.
